What are floorplan services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like closets, hallways, and fireplaces. They may sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total square footage and the overall layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service needed?

Disputing real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from various sources, and sometimes go unproven — which means you may be paying for more square footage than you have! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before disputing what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your property on the market

A measurement service can secure a fair price for your home. Living space is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a previous appraisal or home measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

Information for real estate professionals

To ensure that your client's property sells at a price that appropriately reflects market value, we advise seeking a measurement of the property. Your clients, and especially potential buyers, will be grateful for your eye for detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for getting potential buyers interested because they can view the layout and characteristics of the property before and after a tour.
